_BCC were asked by Aitken Developments to project manage the construction & development at Law Place East Kilbride.

 

The developer was keen to provide quality accommodation & a building with Architectural merit within a tight budget (budget based on flats in the area sale figure of £140,000.00 for a 2 bed flat)

 

_BCC were instructed to go to tender for phase 1, a block of 20 flats with the original Architect DTA. The design was worked to the budget, retaining the overall concept & producing large picture frames of granite cladding to 3 facades.

 

Internal: successful negotiation with Porcelanosa for 20 bathrooms, 20 en suites and 20 kitchens. The client was persuaded that the introduction of these elements in the design would enhance his portfolio of projects & set the standard for phase 2 (60 flats) on the adjacent site.

 

The final Architecture for Phase 2 has not been determined. Phase 1 was carried out with _BCC arranging all separate trades in a construction management style contract to ensure , quality, cost and design criteria is met and there are no contractual disputes with large construction firms.
